Ruta Oaxaca Mexican Cuisine leased a 3,150-square-foot retail space at 30 E. Main St. in Patchogue. This will be the first Long Island location for Ruta Oaxaca, which has a restaurant in Astoria. The Patchogue space was formerly occupied by Swell Taco. Michael Steinberg of Empire Business Management represented the tenant, while Derek Weinberger served as in-house representative for landlord MGD Investments in the lease transaction.

1575 Northern Blvd., Manhasset

Jericho-based AJM Real Estate and G4 Development Group purchased a 6,254-square-foot retail building at 1575 Northern Blvd. in Manhasset for $3.572 million. The buyer was self-represented, while Dan Abbondandalo of Cushman & Wakefield represented seller 1575 Northern LLC in the sales transaction.

630 Broadway Ave., Holbrook

Unique Electric Solutions leased 14,000 square feet of industrial space at 630 Broadway Avenue in Holbrook. Brian McGuire of NAI Long Island represented the tenant, while Brian Sander served as in-house representative for landlord Peck & Sander Properties in the lease transaction.

41 Keyland Court, Bohemia

Big Island Party Rental leased 7,500 square feet of industrial space at 41 Keyland Court in Bohemia. Michael Zere of Zere Real Estate Services represented the tenant, while landlord 41 Keyland Court LLC was self-represented in the lease transaction.

100 Wilbur Place, Bohemia

New York Tent purchased a 40,000-square-foot industrial building on 2.61 acres at 100 Wilbur Place in Bohemia for $6.5 million. The company will be subleasing 57,500 square feet of space that it leases nearby at 1401 Lakeland Ave. Richard Cohen of Ashlind Properties represented the buyer, as well as the seller, Lamit LLC, in the sales transaction.

15-23 Alabama Ave., Island Park

Alatoga LLC purchased a 14,400-square-foot industrial building on .50 acres at 15-23 Alabama Ave. in Island Park for $1.287 million. Andrew Brenner of Prime Realty Properties and Management represented the buyer, while Jason Sutton of Five Point Real Estate represented the seller, 1523 Bama, LLC, in the sales transaction.
