A West Babylon industrial property has sold for $4.869 million. 

Port Washington-based BEB Capital purchased the 16,000-square-foot building on 2.61 acres at 174 Cabot St. 

The property, which features 40 loading docks, is leased to Shea Trucking. 

“This property aligns with our investment strategy focused on industrial warehouse and logistics facilities yielding solid risk-adjusted returns within high-growth markets,” Lee Brodsky,CEO of BEB Capital, said in a company statement. “We expect 174 Cabot Street to continue to serve as a dispatch hub for trucking across Long Island and grow in value with continued consumer demand for e-commerce services. We’re grateful to be able to add this asset to portfolio amidst an extremely competitive market.” 

The West Babylon acquisition is part of BEB’s joint venture with Rockpoint Group, which targets industrial assets in the Northeast with a primary focus on Long Island. 

The buyers were self-represented in-house by Lee Brodsky, Keyvan Ghaytanchi and Ben Fischer, while Jordan Baruch and Matthew Kucker of Colliers International represented seller New Highway Venture LLC in the sales transaction.
